The six phases of building a house, and what to check before leaving each one

From approvals to handover: a plain-language walk through the stages of a house build, with the checks that prevent the most expensive mistakes.

Building a house is the largest project most families ever run, and most run it without a plan of their own — they rely on the contractor's. Knowing the stages, and what should be true at the end of each, lets you ask better questions and catch problems while they are still cheap.

1. Planning and approvals

Before anything is dug: confirmed ownership and boundaries, a budget with a contingency, finished drawings, the permit, and a signed agreement with your contractor. Starting work before the paperwork is complete is the most common way projects stall later.

2. Site preparation and foundation

The site is cleared and levelled, the layout is marked, and the foundation is laid and cured. Have the foundation inspected before the structure goes up — it is the one part of the house you cannot fix afterwards.

3. Structure

Columns, beams, slabs, and walls. The check here is a structural sign-off, and a comparison of what was built against the drawings while changes are still possible.

4. Services rough-in

Everything that will disappear behind plaster: electrical conduits, plumbing, drainage, and waterproofing. Pressure-test the plumbing and photograph every wall before it is closed. Those photographs are worth more than any drawing ten years from now.

5. Finishing

Plaster, flooring, doors and windows, paint, fixtures, kitchen. This phase has the most decisions and the most trades on site at once, so it benefits most from a written order of work.

6. Handover

Walk through every room and write a snag list. Do not make the final payment until the list is closed and you hold the completion certificate, the warranties, and the permanent utility connections.
